Our clients can list their property for sale and advertise their property for rent at the same time in the MLS.
We offer Tenant Procurement for a flat fee or our Elite Property Management at a reduced monthly fee.

Services

We advertise your property for lease.
We show the home to potential tenant's.
We use a supra or combo lockbox to enter the property.
We use a centralized showing service to confirm all showings.
We have the renters fill out a rental application.
We screen for a qualified tenant by performing a credit and background check.
We prepare and execute the residential rental agreement.
We prepare and execute our elite property management agreement.
We perform pre and post move-in/out inspection of your property.
We collect monthly rent and direct deposit into your account.
We hold the tenant security deposit in our trust account.
We set up maintenance request, up to a $300 cost point to you.
We send out itemized reports to owner in June and Jan of each year.
We handle the eviction process using our attorney.
We discount our management fee when we do not lease your home within 65 days of contract.

Property Management Fees

No upfront fee and 50% of one month's rent at lease signing plus 7% of rent amount per month during the lease period. Our 7% fee will be reduced to 6% if property is not leased within 65 days, OR

$150 upfront fee and 30% of one month's rent at lease signing plus 7% of rent amount per month during the lease period. Our 7% fee will be reduced to 6% if property is not leased within 65 days.

Tenant Procurement

We show your home for lease.

We prepare and execute the residential rental agreement.
We collect the first month's rent and security deposit.
We disburse the tenant's security deposit to the owner to hold for the lease term.

No upfront and 60% of one month's Rent at lease signing, OR
$150 upfront and 40% of one month's rent at lease signing.

Renting vs. Selling Home Consultation
Dane Warren Real Estate Sales Consultant can meet with you to discuss the best options to tackle current market conditions. You can list your home for sale and advertise your home for rent at the same time. You will save yourself time and money by offering both options. If you decide to try and lease and sell at the same time with us, we drop our upfront rental advertising fee from $150 to $125.

Do you have your home listed with another real estate firm?
We are happy to work with your Realtor. If we find a Tenant before you find a Buyer then you simply remove your property from the sales market. A $150 or $125 rental marketing fee will be collected upfront in this case since your home is Not listed with Dane Warren Real Estate. If your Realtor finds a Buyer before our firm finds a Tenant then you send us a copy of your contract and you can terminate your leasing contract with us.

Charlotte Metro MLS System Rental Section.  Over 8,000 Realtors access this data base.
Our MLS/Internet Data Exchange allows 1,000 plus web sites to advertise your property for rent.

When do we disburse rental funds to the Owner?
All rent is due on the 1st and late after the 7th. Dane Warren Real Estate will pay the Owner once we have received the rent check and it has posted to Dane Warren Real Estate trust fund at the bank.

What is our pet policy?  Limit 2 pets.
We suggest being pet friendly but guard against allowing guard dogs like Rottweiler's or Pit bulls.  We do require a $200 non refundable Pet Fee to be paid at time of lease. This fee will be paid to the property owners once the money is collected by Dane Warren Real Estate at lease.

Smoking?
We strongly suggest not allowing smoking inside your property.

Do we require insurance for the Owner or the Tenant?

• Yes, for the Owner. The minimum liability coverage allowed in the State of NC is $300K. You will need to call your Insurance Agent and inquire if you have $300K in liability coverage. There is a good chance you already have $300K coverage under a umbrella policy.
